Jade Promenade: A New Retail Landmark Set to Transform Las Vegas' Chinatown

Ambitious $70 Million Project Aims to Enhance Cultural and Commercial Landscape

Las Vegas' vibrant Chinatown is poised for a significant transformation with the introduction of the Jade Promenade, a forthcoming retail plaza designed to enrich the area's cultural and commercial appeal.

Conceived by Ali Kaveh, owner of Platinum Realty, the project is slated for the north side of Spring Mountain Road at Wynn Road, approximately 1.5 miles west of the Strip. Plans submitted to Clark County detail a 73,482-square-foot complex comprising six buildings, featuring outdoor dining spaces and a playground, aiming to create a family-friendly environment.

The Clark County Commission is scheduled to review the Jade Promenade proposal on December 17, 2025. If approved, Kaveh anticipates breaking ground in the fourth quarter of 2026. The development is estimated at $40 million, with an additional $30 million allocated for a neighboring 150-unit apartment complex, marking the project's second phase.

Chinatown's commercial district along Spring Mountain Road is renowned for its diverse Asian cuisines, including Chinese, Korean, Japanese, and Vietnamese, attracting both locals and tourists. The Jade Promenade aims to complement this dynamic landscape by offering new retail and dining options.

In addition to the Jade Promenade, other significant developments are underway in the area. Fore Property Co. has plans for a 380-unit apartment complex with over 30,000 square feet of commercial space south of Spring Mountain Road. Furthermore, developer Eddie Ni received approval in September for a three-story, approximately 116,000-square-foot complex featuring retail, restaurant, and entertainment spaces adjacent to Fore's project site.

These developments reflect a broader trend of investment in Chinatown, driven by its growing popularity and the increasing Asian population in Clark County, which reached 237,663 in 2020, marking a 41% increase from a decade earlier.

As these projects progress, Chinatown is set to evolve into an even more vibrant and diverse destination, offering enhanced experiences for residents and visitors alike.
