Innovative Open-Air Development Introduces Diverse Culinary and Retail Experiences |
The Cliff, a forthcoming open-air lifestyle center in Henderson, Nevada, has unveiled its initial lineup of tenants, marking a significant milestone in the transformation of the former office complex at 2500–2550 Paseo Verde Parkway.
Among the first confirmed tenants is The Taco Stand, a Tijuana-style taqueria renowned for its charcoal-grilled meats and house-made salsas. With existing locations in Las Vegas, this addition is poised to become a local favorite.
Killer Whale Creamery brings its artisan ice cream to The Cliff, offering unique flavors inspired by oceanic themes, such as "Killer Whale Cocoa and Vanilla" and "S'mores on the Beach."
The Barista Botanist combines a plant retail space with an all-day café, serving organic coffees, specialty lattes, teas, kombuchas, and a variety of smoothies and breakfast dishes.
Lyte House introduces a zero-proof beverage concept featuring mood-enhancing botanicals, nootropics, and adaptogens, catering to health-conscious consumers seeking alternative drink options.
Arhaus, a leader in artisan and sustainably sourced home furnishings, will anchor The Cliff with a nearly 16,000-square-foot showroom, showcasing handcrafted furniture and décor from around the world.
Next Health offers a range of wellness and beauty services, including IV therapy, hormone treatments, vitamin shots, and aesthetic procedures, aligning with the development's focus on holistic well-being.
Steve Neiger, a principal at CAST, the Las Vegas real estate firm developing The Cliff alongside Partners Capital of Los Angeles, emphasized the project's commitment to thoughtful curation. "We want to dissect every potential concept and bring the best of them to The Cliff," Neiger stated. "They have to be passionate people who know what they're doing and enjoy creating special places for communities."
The $50 million redevelopment aims to create a pedestrian-friendly environment featuring landscaped courtyards, public art installations, live music venues, and a central kiosk village named "The Yard." This approach reflects a broader trend in retail development, focusing on experiential destinations that foster community engagement.
Construction is slated to begin in early 2026, with tenant spaces expected to be delivered in the second quarter and openings anticipated by the end of the year. The Cliff's strategic location in Green Valley Ranch positions it as a premier destination for dining, shopping, and entertainment in Henderson.
